Clearing and mass grading
The tract cleared and grubbed, then cut and fill balanced across the whole site to the grading plan, with the survey checked as we go.

Public water and sewer
Water and sewer mains, services and stubs to every lot, pressure tested and inspected so the town can take them over.

Streets built for acceptance
Subgrade, stone base, curb and asphalt built to the town or NCDOT standard, so the streets can be accepted for public maintenance.

Storm drainage and ponds
Pipe, inlets, structures and stormwater ponds built to the approved plans and ready for the stormwater sign-off.

Finished lots
Lots graded to the plot plan with utility stubs marked, so the builder can start the house the day the lot is released.

Erosion control by phase
Measures in before clearing and adjusted as each phase opens, so the permit stays clean for the life of the project.

Mass grading, cut and fill, and building pads built in lifts and proof-rolled, checked against the survey as we go.
